The number of residential properties listed for sale by mortgagees in Hong Kong rose 30% in the third quarter to 262 at the end of September, marking a four-quarter high and the largest increase since Q4 2022, according to Centaline Property. Aggressive pricing by developers for new projects is diverting buyers from second-hand properties, leading Centaline to expect the total stock to reach about 300 properties in the fourth quarter. Additionally, Centaline Property Agency’s Mortgage Valuation Index fell for the eighth time in nine weeks, reflecting more conservative bank valuations.
