Fisher Brothers raised approximately $100 million through the Israeli bond market, partly to acquire a 49% stake in a JPMorgan Chase office building in Manhattan for $11.5 million.
The New York developer filed a prospectus on August 13 with the Tel Aviv Stock Exchange, seeking to issue approximately $100 million in unsecured bonds. Part of the proceeds will be used to acquire JPMorgan Chase’s 49% stake in the 605 Third Avenue tower in Midtown Manhattan. JPMorgan Chase had previously sought a valuation of $425 million for its stake, but due to the building being encumbered by a $400 million mortgage, Fisher Brothers will ultimately pay only about $11.5 million. The offering will test Israeli investors' appetite for U.S. real estate bonds, following market tremors caused by bond issues from Simad Holdings and GFI Capital. The debt is expected to be priced between 6% and 6.5%, lower than what many U.S. lenders are currently quoting for similar unsecured office building-backed borrowings.
