The Hong Kong government plans to tender a Sha Tin plot for student accommodation this quarter, which analysts say could attract major developers to the market.
Hong Kong's Secretary for Development, Bernadette Linn Hon-ho, announced on Thursday that two land parcels will be tendered in the October-December quarter, including a 1,100-square-meter site in Siu Lek Yuen, Sha Tin, specifically designated for student dormitory construction. This site is expected to provide 600 student bed spaces. Analysts believe this move could be a significant catalyst for major Hong Kong developers to focus on the student accommodation sector. If the tender terms and land premium offer commercially viable returns, it could encourage local developers to form joint ventures with experienced student accommodation investors or operators. Colliers International projects that Hong Kong could face a shortfall of 100,000 student bed spaces by the 2027-28 academic year. Education-related assets have become a primary driver of real estate investment demand in Hong Kong during the third quarter, accounting for 43% of the HK$10.7 billion (approximately US$1.36 billion) transaction volume during the period.
