The analysis notes that Realty Income (O) and Federal Realty (FRT) raised dividends through the 2008 financial crisis and 2020 pandemic, currently yielding 5.2% and 3.9% respectively. NNN REIT (NNN) boasts a 37-year dividend raise streak with a 67% AFFO payout ratio, while W. P. Carey (WPC) also demonstrated resilience, though its streak was reset in late 2023 after a spinoff. All four REITs offer yields in the high-4% to mid-5% range, with payouts covered by growing AFFO.
